The Patio, Balcony, Car Port Roof is a relatively maintenance free structure.

Roof Installed on a Home

Most caulked joints will remain water-tight for years. However, an annual inspection of the caulked joints is recommended. If any joints are leaking the old caulking should be removed, the joint area cleaned well and then the joint re-caulked.

Roof Installed on a Trailer

Screen Room Product Care

Assuming that your Screen Room, Patio Room is installed on a stable deck and the main structure does not move. It can be left up all year round. However, where the Screen Room, Patio Room has a soft vinyl roof, the roof cannot carry a snow load and so it should be removed for the winter.

Removal simply requires:

  1. Cutting the tie wraps on all three sides of the roof.
  2. Remove the awning rails holding the vertical bands at each end of the roof.
  3. Loosening the nuts on the finger clips and turning the finger clips down. (The roof is now free to be removed)
  4. With the help of another person, slide the roof off ensuring that it does not catch on a sharp edge.
  5. Remove the rod in the roof sleeve.
  6. Wash the roof with a mild detergent, rinse well and dry it very well. Do not use a hard bristled brush as it may damage the vinyl.
  7. Fold the roof after it is thoroughly dry and store it for the winter.

Notes:

  1. It would be advisable to check the level of your deck and trailer (if your unit is installed on a trailer) a couple of times a year to ensure they are level and adjust them if necessary.
  2. If you are not in a region where it snows, it would be wise to wash the roof once a year to extend its life.
  3. This product is not made to withstand damage from wind storms.

Screen Room, Patio Room with Insulated Aluminium Hard Roof

Assuming that your screen room, patio room is installed on a stable deck and the main structure does not move. It can be left up all year round. Where the screen room, patio room has an Insulated Aluminium Roof, the roof will support snow loads of 45 pounds per square foot.

Most caulked joints will remain water-tight for years. However, an annual inspection of the caulked joints is recommended. If any joints are leaking the old caulking should be removed, the area cleaned well and the joint re-caulked.

It would be advisable to check the level of your deck and trailer (if your unit is installed on a trailer) a couple of times a year to ensure they are level and adjust them if necessary.

Free-Standing Screen Room, Patio Room with Soft Vinyl Roof

The soft vinyl roof on the free standing screen rooms and patio rooms cannot carry a snow load, therefore the complete screen room must be removed for the winter.

Removal simply requires:

  1. Loosen all tube tips by rotating the nut so that it is as close to the non – pointy end as possible.
  2. Do not remove the tube tips from the poles or brackets
  3. Go to the exterior of the Screen room, Patio room. Go to a spot where the tube tip protrudes through a grommet.
  4. Standing carefully on a ladder, roll the roof inside out with two hands, until you have reached the bottom of the tube tip.
  5. Pull outward and downward until the roof grommet is off the tube tip.
  6. Proceed in this manner around the screen room, patio room until the entire roof is off the tube tips.
  7. With the help of another person, gently slide the roof off the roof support poles ensuring that no pole is dislodged in the process and that the roof does not catch on a sharp edge.
  8. With the help of another person remove the poles one at a time. One person should hold the hub while the other removes the poles. When removing poles from the hub hold the pole at the same angle as it is inserted into the hub and it will slide out easily. If a pole dislodges it may fall and tear a screen.
  9. Wash the roof with a mild detergent, rinse well and dry it very well.Do not use a hard bristled brush as it may damage the vinyl.
  10. Fold the roof and store it for the winter.

Notes:

  1. Once the roof has been removed the poles may dislodge by wind shaking the screen panels and so the poles should be removed immediately.
  2. Once the poles have been removed the screen frames can be blown over by the wind and broken and so unless they can be properly secured to avoid wind damage they should be taken down and stored for the winter.
  3. If you are not in a region where it snows, it would be wise to wash the roof once a year to extend its life.
  4. This product is not made to withstand damage from wind storms.

Product Care for Patio Enclosures

This is a relatively maintenance free structure.

Installed on a Home

Installed on a Trailer

It would be advisable to check the level of your deck and trailer a couple of times a year to ensure they are level and adjust them if necessary. If your room contains glass, adjustments should be made very cautiously in order to avoid cracking the glass.

Cleaning of Memory Flex Vinyl Windows

Please remember vinyl is not glass. Extreme care must be taken when cleaning your vinyl windows. Do not use any harsh cleaners or detergents. It is imperative that formulas containing bleach or ammonia are NOT used. For best results, your windows need to be cool before washing. Make sure all dust and loose sand or grit has been removed from all areas of the frame. We recommend that you use our vinyl cleaner which has been specially formulated for your windows. We recommend using a microfibre type cloth as paper towel may scratch the vinyl. You may purchase this cleaner from your Dealer.
